  • CORPORATIONS: Provide due diligence, financial analysis, marketability studies, site selection, restructuring analysis and workout plan, financing strategies and implementation, balance sheet implications analysis, cost of capital analysis, restructuring of real estate department, train department personnel, access agreements and negotiation for EPA chemical ground water contamination testing and general real estate counseling on existing and proposed projects with value ranges up to $100,000,000 .

    DEVELOPERS: Provide Market due diligence for major retailers and office ,retail, residential and industrial developers, development impact studies for zone change or proposed new development projects, provide expert testimony for public hearings, demographic impact studies and retail, residential and office gap analysis, be development surrogate, proficient in development oversight and management, act as consultant in all aspects of project development from conceptual stage to design, selection of A&E, oversee biding, selection of contractor(s), attend job meetings and selection of broker for marketing and assist in development of marketing plan.

    INSTITUTIONS: Provide consulting, due diligence, appraisal or management service to lenders. Clients include banks, private lenders and state and federal agencies.

    INVESTORS: Provide in depth feasibility, market and financial analysis resulting in yield analysis banding, before and after tax sensitivity analysis, leverage analysis, development of wealth maximization program. Provide portfolio management and property management. Consult, advise, and restructure portfolio or asset on an ongoing basis.

    LITIGATION: Provide litigation coordination and support, expert testimony for court and public hearings involving income producing properties, proposed developments, adaptive reuse, zone changes, development impact studies, municipal impact studies, rights of way, eminent domain and inverse condemnation.

    MANAGEMENT: Provide asset and property management of office, medical office, retail, industrial and residential complexes. Avoid conflict of interest by not providing brokerage services (leasing or sale of properties managed or consulting on).

    VALUATION/APPRAISAL: Provide commercial appraisal service for typical and unique properties. Previous assignments included typical retail strip, neighborhood and mall properties; office, industrial and residential complexes, proposed developments, raw land and general tax appeal appraisals.

    Unique assignments included; Bulky waste and general land fills, sports complex, two major seaport facilities, regional airport land, petroleum tank farm, high cube freezer facility, Inner city mall (including workout and tax appeal) and inverse condemnation. Values range to $100,000,000
